We remain committed to keeping investors informed as each development progresses through construction, occupation and registration. Here is the latest update on the properties that have recently reached important milestones or remain in development.
All four units at The Tungsten were ready for tenants from 1 July, and occupation took place during the month, so the building is now complete and lived in. What remains is paperwork. The transferring attorneys are preparing the documents for lodgement at the Deeds Office and are waiting on municipal clearance certificates from the City of Johannesburg, which confirm there is no municipal debt owed on the development. The Deeds Office will not process a transfer without them, so the delay sits with the city's processing rather than with anything on site.
Transfer is anticipated during September, subject to the certificates being issued without further delay.
Saxon Square has entered the final stages of completion, with the remaining aesthetic finishes and touch-ups being completed across the building and individual units.
Occupation is anticipated within the coming week, subject to the required occupation certificates being issued. A further update will be shared once the occupation date has been formally confirmed.
BlackBrick Gardens successfully transferred during May and has now moved into the formal quarterly reporting cycle.
The first investor performance report is expected to be published next month, providing an update on the property’s initial operational and financial performance.
Seahorse successfully transferred at the end of April and now forms part of the quarterly reporting structure.
The first report will be published once the property has completed a full reporting quarter, allowing investors to receive a more meaningful assessment of its early operational performance.
Following the successful completion and commissioning of the required traffic-signal upgrades at the Twist Street and Old Oak Road intersection, all key pre-construction requirements have now been satisfied.
Over the past two weeks, piling has been fully completed on Blocks C and A, with Block B now well underway. Block C is progressing rapidly, with 90% of its columns already cast, marking the exciting moment where the structure is officially rising out of the ground.
Layer works have commenced and the tower crane is scheduled for establishment in due course, bringing Monarch visibly into the skyline.
All civil and bulk services have been completed and the project remains firmly on programme as we prepare for propping and staging of the first major slab.
Construction at 2 on Hill has reached an exciting stage, with work on the superstructure now underway.
The current works include the construction of columns, beams and floor slabs, representing a significant step forward in the development programme. Completion of the superstructure is currently targeted for September.
Further updates will be shared as the development progresses toward the next construction milestone.
An updated development status for Vanderbilt will be shared once the latest progress information and revised programme have been confirmed by the developer.
The registration process for Woodstock Quarter is progressing as expected and remains in the hands of the appointed attorneys.
The transferring attorneys are currently awaiting the required guarantees from the bond attorneys and the bank. This forms part of the standard registration process and must be completed before the transaction can be lodged at the Deeds Office.
Based on the current status, registration is anticipated during the first week of August. There are no concerns regarding the expected timeline at this stage, and progress will continue to be monitored closely.
As each development progresses through construction, occupation and registration, we will continue sharing clear and consistent updates on the key milestones reached. Properties that have completed transfer will move into the formal quarterly reporting structure, where investors will receive ongoing operational and financial performance updates.
Following the change in the unit numbers due to the delay in the finalizing of construction of the original units, the Attorneys are working on the amended transfer receipts. Rates clearance figures are still to be issued by council with the seller working on this. Once these documents and the guarantees have been received the next step would be the lodging of the properties.

From the first shovel in the ground to final touches, great progress has been made.
At the start of July with slabs in place , the brickwork was laid as homes started to rise visibly from the ground up. The estimated occupation date is in the first quarter of 2027.
Sales Update
The developers are pleased to report that Section 34(5) approval has now been received (confirming the subdivision conditions have been complied with, this is the last municipal gate before stands can transfer at the Deeds Office, and transfers are what trigger the repayment milestones on this investment), the project is officially all systems go. On the sales front, the buyer of Portion 2 is in the final stages, with the agreement now at final adjustments and signature expected this week, followed by land purchase payment by 15 August. The buyer of Portion 4 remains on track, with the second-last payment received at the end of July and the final payment due end of August. The buyer of Portion 3 is still to pay their deposit, reported to be well advanced in securing bond finance, but marketing of the stand continues in the meantime as a precaution. Portion 1 remains uncertain with the interested buyer, so marketing of this stand continues while clarity is awaited.
Development Update
With two of the four portions (2 and 4) progressing toward transfer, the developers are now drafting the transfer documentation and targeting transfer of these portions in September. This sets up site establishment for October, when work will begin on platforms, boundary walls, and retaining walls. The developers anticipate NHBRC approval by November, allowing foundations and ground-floor construction to commence ahead of the builder's break.
Investor Returns : Not a Rental Play
A reminder of how this investment works. 164 Eccleston is a development finance investment, not a rental investment. Investors advanced a R5.1m loan to the developer to acquire the land and fund early site works. Returns come from 12% interest on R2.25m of that loan, plus a share of the development profit via the facilitation fee. There is no tenant and no rental income by design , this is not a buy-to-let, and there was never a rental yield built into the case.
Repayment Plan
Capital is returned against transfer milestones, not on a fixed schedule. As each stand transfers to its purchaser:
- After the second stand transfers: the first loan portion, plus interest, is repaid.
- After the third stand transfers: the second loan portion is repaid.
- After the fourth and final stand transfers: the facilitation fee is paid.
Your capital is secured throughout by a first mortgage bond of R5.2m registered over the property in the name of the investment company
