September delivered two genuine milestones for EasyProperties investors: Tungsten's units were lodged for transfer at the Pretoria Deeds Office, and Saxon Square was granted occupation following desnagging — alongside steady construction progress across the remaining seven sites. The Tungsten
Saxon Square

2 on Hill
Work is progressing on the last level of the superstructure, with brickwork on the walls and roof underway. The next steps involve sealing the building with windows and doors, followed by tiling, flooring, and internal finishes such as cupboards. The project remains targeted for completion within 2026; however, the main contractor has submitted a time extension application due to severe weather experienced during construction, which, if granted, could move completion into the first quarter of 2027. We'll keep you updated as this progresses.


Vanderbilt
Construction continues to progress well: the façade is taking shape with windows and doors 95% complete, drywalling and ceilings finished, and internal wet works and floor tiling well underway. Apartment doors, kitchens, cupboards, and granite countertops are being installed, alongside final bathroom fittings, while the hot-water plant has been delivered to the roof and is being connected. With the development on track for completion in Q4 2026, we look forward to keeping you updated as Vanderbilt nears the finish line.
Woodstock Quarter
Registration continues to be managed by the appointed attorneys and remains in progress. The transferring attorneys are still awaiting the outstanding guarantees from the bond attorneys and the bank before the process can move forward, and we are aggressively following up to expedite this. Although registration had initially been expected in early August, this timeline has since shifted, and updates will be given once a solid timeline has been provided.
The Hive
Construction is progressing well: brickwork rose from the slab in July 2026, and by August 2026 all structures reached full roof height. This marks a major milestone, with buildings now fully elevated from the ground up. Occupation remains estimated for Q1 2027.

164 Eccleston
Transfer rates applications are currently in progress, and Transfer Duty Receipts have been requested from SARS. Documentation and payments are largely complete across two portions, with one outstanding matter still being followed up. Lodgment is expected by the end of September 2026, with registration to follow. We'll keep you updated as we move closer to registration. Construction will then begin onsite. EasyProperties investors will be paid the capital plus interest on the first portion of the investment on transfer of the first two stands. The 2nd part of the investment will be paid on the transfer of the 3rd and 4th stand.

Alba
KYC documentation is being finalised and submitted on our end as we move through the next steps for Alba.
One on Anne
An firm lodgement date can't yet be given at this stage for One on Anne as several matters remain outstanding: the rates clearance certificate is still awaited from the developer, who is engaging with the City of Johannesburg on the cause of the delay; the Surveyor General diagram for the electrical substation servitude is still pending from the surveyor, with the developer following up directly; the transfer duty exemption certificate has not yet been issued by SARS, as the application was flagged for review and supporting documents have since been submitted, with feedback still awaited; and the builder's current NHBRC registration certificate still needs to be obtained for the bond attorneys, while retention on one of the other linked units also still needs to be uplifted. All items depend on external parties (the developer, surveyor, SARS, and builder) rather than any outstanding action internally.
Monarch Development
This month's construction update for The Monarch: column works supporting the transfer slab on Block C are complete, with casting now underway on Blocks A and B to continue structural advancement. Stair and lift bases are fully cast, with their walls progressing alongside the surrounding structure. Decking and steel fixing for the transfer slab are progressing on programme — this slab forms the ground floor of Block C and the parking level for Blocks A and B, which sit further back on the site. Ground preparation and paving are progressing in the basement parking area alongside the structural works above. Looking ahead, the team will be casting further sections of the transfer slab, progressing Block C to its second storey, continuing work on the stair and lift cores, and carrying on with paving and layer works in the parking area.
